Project Overview

The Tower at Highbury College is a mixed-use building that houses a nursery, educational facilities, and student accommodation. Keegans was appointed as the multi-disciplinary consultant to oversee the project, which included the removal of combustible cladding materials and the installation of a compliant façade system. Our responsibilities extended to managing health and safety (H&S) protocols in collaboration with our sister company, ECD Architects, which provided design services.

 

 

Project Challenges and Solutions

During our investigations, we discovered that the existing windows did not meet current thermal requirements. This necessitated a comprehensive redesign of the tower's façade. The client’s brief was to simplify the building's appearance while making it a focal point for the college campus and the surrounding community. Our design solution featured a gradient cladding system that transitions from blue at the base to white at the top, reducing the building's visual impact while enhancing its prominence from the nearby dual carriageway.

 

Maintaining Functionality During Construction

A detailed programme was developed to ensure that the building remained operational throughout the construction process. Our Clerk of Works and Principal Designer played a crucial role in maintaining safety on site. We revised the design details to allow for the installation of new windows in front of the existing ones, which were then removed from inside the building, ensuring it remained weather-tight during the entire process.

 

BIM Integration and Project Management

Our BIM Consultant worked closely with the client to develop comprehensive BIM information requirements. This ensured a smooth flow of information across all parties through the Common Data Environment (CDE), enhancing collaboration and efficiency.

 

 

Effective Project Management and Cost Control

Keegans deployed effective project management strategies to ensure that the project had adequate resources and that the Project Quality Plan, developed in collaboration with the client and key stakeholders, was goal-oriented and achievable. Our Quantity Surveyors provided a full range of services, including:

 

  • Stage 2: Order of Cost Estimate and Benchmarking
  • Stage 3: Cost Plan Development
  • Funding Application: Assistance with Department of Education funding
  • Market Testing: Soft market testing before selecting frameworks
  • Construction Stage: Valuations, cost advice, financial monitoring, and agreement of the final account
