Project Overview

Keegans proudly served as the Employer's Agent, Cost Consultancy, Principal Designer, and Clerk of Works for the Byron & Linden House tower recladding project, commissioned by Abri Housing.

 

Project Scope

The scope of works on this project included the removal of existing cladding and terracotta wall tiles, the combustible insulation behind and replacement with a non-combustible insulation to these 13-storey residential tower blocks containing 192 flats in Slough.

 

Collaboration and Strategy

Keegans worked closely with the D&B Contractor and Abri Housing throughout the project:

 

  • Employer’s Requirements (ER’s): We collaborated with the client to define a comprehensive set of Employer’s Requirements, ensuring the project met their expectations.
  • Contractor’s Proposals (CP’s): We negotiated with the contractor to align their Contractor’s Proposals with the Employer’s Requirements, ensuring the project's goals were fully met.

 

Successful Completion

The works are now complete and within the rectification period and the project out-turn cost is below the contract award sum due to careful monitoring of Provisional Sums and several Value Engineering proposals.
