Project Overview

Keegans were appointed by Encore Estate Management to provide lead consultancy services for the Fire Safety/Cladding Remedial works to The Levels Apartments, Cambridge.

 

Following the events of Grenfell Tower in June 2017, and after investigations being carried out, the cladding at the Levels was deemed to be combustible. As The Levels is over 18 metres it was therefore non-compliant with the current Building Regulations and the aim of the project was to replace elements of the external fabric of the building that no longer meet the required regulations.

 

The scheme comprised of the removal and replacement of cladding systems and insulation materials, retro-fitting of cavity fire barriers and additional associated works.

 

Keegans' Role

As the lead consultant, Keegans worked closely with SCF Contractors to ensure the project met all safety and regulatory requirements.

 

Our team provided comprehensive services, including:

• Employer’s Agent & Cost Consultancy: Keegans collaborated with the client and contractor to produce an Employer’s Requirement document, detailing the necessary remedial works. We then formalised the contract based on SCF Contractors' proposals and drawings.
• Quality Management & Assurance: Our Employer’s Agent and Cost Consultant evaluated detailed survey information, ensuring robust quality management at every project stage. This process was vital for authorising payments and maintaining project integrity.
• Clerk of Works: Keegans' in-house Clerk of Works oversaw the removal of old cladding and insulation, ensuring that the new installations met the correct design, specifications, and compliance with Building Regulations.

This BSF-funded project required close collaboration between Keegans, Homes England, the client, and SCF Contractors. Our team's dedication ensured that the project was completed on time and within budget, with all safety and quality standards met.
