Project Overview

Keegans was appointed by Encore Estate Management on behalf of The Point Building RMT Ltd. to oversee Phase 1 of the fire safety remedial works for The Point Apartments, a building over 18 meters tall. Following extensive investigations, Keegans was tasked with managing the replacement of the external building fabric that no longer met the required fire safety standards. The scheme comprised of the design and installation of temporary works and access arrangement and the removal and replacement of cladding systems and insulation materials, retrofitting of cavity fire barriers and additional associated works.

 

Scope of Work

The project involved several critical tasks:

  • Design and Installation of Temporary Works: Managed the installation of temporary works and access arrangements to facilitate safe remediation.
  • Cladding Systems Replacement: Removal and replacement of outdated cladding systems and insulation materials.
  • Cavity Fire Barriers Installation: Retrofitted fire barriers within the wall cavities, including the removal and replacement of window boards, skirtings, and installation of stainless steel cavity trays and new weep vents.
  • Extractor Fan Firestopping: Enhanced fire safety by upgrading extractor fan installations, including the addition of LVH44 intumescent grilles and sealants.

 

 

Collaboration and Quality Assurance

Keegans worked in close collaboration with the client's Employer's Agent and Cost Consultancy services to refine the Employer’s Requirement document. This ensured that the fire-stopping remediation works were targeted at specific locations, adhering to budget constraints while complying with the latest building and fire regulations.

 

To ensure quality and precision:

  • An in-house Clerk of Works was employed to oversee all fire-stopping remediation activities, ensuring that all works met the correct design and specifications.
  • Detailed surveys and a robust quality management plan were implemented by Keegans’ Quantity Surveyors and Employers Agent team to maintain high standards throughout the project.

 

Conclusion

The project was completed within budget, meeting all current fire safety and building regulations. The use of a well-coordinated team and rigorous quality assurance processes ensured that the project was delivered on time and to the highest standards.
