Keegans were appointed by Encore Estate Management to provide lead consultancy services for the Fire Safety/Cladding Remedial works to The Levels Apartments, Cambridge.
Following the events of Grenfell Tower in June 2017, and after investigations being carried out, the cladding at the Levels was deemed to be combustible. As The Levels is over 18 metres it was therefore non-compliant with the current Building Regulations and the aim of the project was to replace elements of the external fabric of the building that no longer meet the required regulations.
The scheme comprised of the removal and replacement of cladding systems and insulation materials, retro-fitting of cavity fire barriers and additional associated works.
Keegan’s worked closely with the clients and the contractors, SCF Contractors, as Employer’s Agent as well as providing Cost Consultancy services to produce an Employer’s Requirement document that identified the remedial works that were required. SCF Contractors developed their Contractors Proposals and drawings which enabled us to formalise the contract.
Our Employer’s Agent and Cost Consultant (including the Clerk of Works) evaluated the information provided from the detailed surveys to ensure that a robust quality management plan and quality assurance was undertaken at the right completion stages. This was then used by the Cost Consultant to authorise payments.
Our in-house Clerk of Works were employed to oversee the cladding and fire stopping remedial works. This ensured a well-established relationship to address the existing removal of old cladding and insulation and the installation of the new cladding, insulation and fire stopping installations were to the correct design and specifications and installed in accordance with the Building Regulations and Manufacturers requirements.
This was a BSF funded project and required the Keegans team to work closely with Homes England, the client and SCF Contractors to ensure the project was carried out on time and within budget.
