Keegans were appointed by Encore Estate Management on behalf of The Point Building RMT Ltd. to provide lead consultancy services for Phase 1 of the Fire Safety Remedial Works to The Point Apartments, Nottingham.

 

The block is over 18 metres and following investigations, we were instructed to manage the replacement of elements of the external fabric of the building that no longer met the required fire regulations.

 

The scheme comprised of the design and installation of temporary works and access arrangement and the removal and replacement of cladding systems and insulation materials, retrofitting of cavity fire barriers and additional associated works.

 

 

Keegans worked closely with the clients Employers Agent as well as a Cost Consultancy services to arrive at an Employers Requirement document that recognised that fire stopping remediation works were required at specific locations as well as other fire related works as set out below:

Cavity fire barrier installations: Removal of window boards and skirtings below windows to provide access to the wall cavities, installation of fire stops whilst sealing all gaps, installing stainless steel cavity trays, installing new weep vents into external brickwork, installing MDF window boards/skirtings to replace the existing and making good all decorative aspects affected by the installation.

Extractor fan firestopping: Lift existing extraction units above ceiling & installation of new pattresses for the unit to sit on, installation of LVH44 intumescent grille & sealant internally, installation of new cover grille and installation of LVH44 intumescent grille & sealant externally.

 

Keegans’ Quantity Surveyors ensured collaboration with the clients Employers Agent and the client team to review the original Employer’s Requirement and to establish a specification within budget that would also meet the requirements of the current building/fire regulations and be practically deliverable on site.

 

Keegans had ensured that an in-house Clerk of Works was employed to oversee the fire stopping remediation works. This ensured a well-established relationship to address the existing removal of old insulation and new fire stopping installations were to the correct design and specification.

 

Additionally, Keegans’ Employers Agent/Quantity Surveying team (including the Clerk of Works) used well co-ordinated detailed surveys to ensure that a robust quality management plan and quality assurance was undertaken at the right completed stages. This was then used by the project Quantity Surveyor to authorise payments. This ensured a completed project was delivered in budget and to the correct design and specification
