Project Overview

Jervis Court is a New Build Development located in a predominately residential area of Dagenham, London. The Development will comprise community space, a nursery for residents and 64 affordable housing units.

The Development will range from three to eight storeys, include 17 family homes and will also provide a new high quality public realm and landscape infrastructure, new play areas and car parking spaces. All homes will be dual aspect with their own private outdoor space and access to a communal garden. The scheme will require the demolition of a small block of flats and a community hall/nursery which will be re-provided in the new Development.

The modern poultry houses benefit from air conditioning, automated feed and water dispensing systems and egg and manure collection conveyors which allow for high standards of hen welfare to be achieved.

This is a BIM Level 2 scheme and procured as a two-stage Design & Build project.

Keegans' Role

We have been working alongside the project Architects (KCA) for RIBA Stages 1-3+ and providing technical and cost advice throughout. Following the production of the Design Intent Document (RIBA Stage 3+), we collated the Tender Documents, which included the Employer's Requirements and produced the Contract Sum Analysis template for BeFirst to publish the tender.

Current Project Status

The project is currently at RIBA Stage 4, with United Living having been appointed under a Pre-construction Services Agreement (PCSA) in July 2021. The next steps will be to review and negotiate the Stage 2 PCSA submission, agree the contract sum and produce the Contract Documents in order to appoint the Contractor under a JCT Design & Build 2016 Contract.
