The management of asbestos is a central part of ensuring legal compliance within any property based organisation. To fully comply with the duties defined within the ‘Control of Asbestos Regulations (CAR) 2012’; property managers must have an ‘Asbestos Management Plan’ in place which addresses the requirements within CAR 2012, particularly the duties detailed:

Reg.4; Duty to manage asbestos in non-domestic premises

Reg.5; Identification of the presence of asbestos

Reg.6; Assessment of work which exposes employees to asbestos

Reg.10; Information, instruction and training

Reg.11; Prevention or reduction of exposure to asbestos

Reg.16; Duty to prevent or reduce the spread of asbestos

Asbestos Re-inspection Surveys

Regular inspection of identified ACMs to ensure their condition is monitored and remedial actions identified. This is a crucial part of the Asbestos Management process ensuring data remains current and provides an audit trail of the management process.

Asbestos Refurbishment & Demolition Surveys

Where works are planned, which will disturb the fabric of a building or an area within it, this survey is a legal requirement in advance of planned works to ensure all ACMs have been identified and action taken prior to works commencing.

Asbestos Management Surveys

Full sampling surveys to all accessible building locations, which provides a register of all identified Asbestos Containing Materials (ACMs) and a Risk Assessment for each location. It will also advise on recommendations for action based on survey findings.

Asbestos Management Plan

This is the primary requirement for all building managers and should be an active working document reflecting the policy and procedures in place within an organisation to manage asbestos. This will also include all survey and re-inspection data and record management actions, repairs and removals throughout the life of the building(s). Regular reviews and updates are essential to maintain the validity of the documents and the effectiveness of management procedures.

Asbestos Awareness Training

All staff involved within the management of asbestos or who have a potential to be exposed to asbestos within their working day must have received suitable training relevant to their role.

The production of all surveys and reports are prepared and administered in strict accordance with our quality control systems.
