Following production of a detailed feasibility study, Keegans were commissioned to provide a full design and project management package to convert 3 squash courts into a state of the art fitness suite at Waterside Farm Leisure Centre, Canvey Island.

Keegans worked closely with Leisure Centre Management to create a modern facility at a minimal cost.

The works involved significant demolition, asbestos removal, construction of an insulated internal roof, internal refurbishment (including high quality rubber flooring) along wit provision of all M&E services including lighting, air conditioning and alarms.

The overall brief was to create an open plan, “industrial” style space for specialist fitness facilities. Installation of fitness equipment was managed by CPBC.

Challenges

There are some unusual challenges with the scheme including;

The design of a large, insulated roof deck to spa the open plan area. This was undertaken in-house and resulted n the required industrial appearance for the fitness suite while creating a sound and pleasing appearance from the old squash court viewing gallery above.

The demolition requirements in an active Leisure Centre also required by careful specification and management of the works.

The project was completed on time and to budget.
