Keegans were appointed by Braintree District Council to carry out photographic condition surveys for all the leisure amenities owned by Braintree District Council. The purpose of the surveys was to record the moment-in-time before the new leisure operator took over the management of the facilities.
Keegans were asked to supply a full photographic 360o report with basic commentary where needed of all the rooms and internal areas in the leisure centre facilities, including plant rooms and AHU spaces, where accessible. Photographic records of the condition of the car parks and outside sports facilities, outside general areas and outbuildings and boundaries (where applicable). The report highlighted any areas of concern through additional photographs.
The facilities surveyed included:
• Braintree Swimming Centre
• Braintree Leisure Centre
• Halstead Leisure Centre
• Bramston Sports Centre
• Bramston Sports Ground
The Leisure facilities were informed of intended visit by giving a minimum of 3 days notice. Adherence to the site rules were maintained at all times, including:
• Compliance with Centre Regulations (e.g. no smoking, no radios, etc).
• Identification badges were worn at all times while on site.
• Reported to Centre reception on arrival and leaving site.
• Equipment was not left unattended.
• Secure areas open for inspection were not left unattended
Keegans provided both male and female surveyors so that access could be made available to sensitive areas of the facilities with minimum disruption to both customers and staff.
Keegans nominated a senior manager who was responsible for liaison with Braintree District Council’s representative. We demonstrated adequate in-house quality controls are in place during the assessment period and facilitate auditing both during and after survey completion.
