Keegans were instructed to carry out Wandsworth Council’s Kitchen and Bathroom Decent Homes programme of works.
The data was collated into the following property types:
• 1 Bedroom Flats
• 2 Bedroom Flats
• 3 Bedroom Flats
Phase 1 covered various properties throughout the North of the Borough – 350 units in total in areas such as Clapham and Putney. We carried out surveys on 30% of the stock, of internal surveys to be undertaken of the kitchen and bathroom areas. Keegans prepared a survey list based upon the full property list to capture the full range of property archetypes throughout the borough. This enabled us to initiate a supply chain of kitchen and bathroom suppliers who provided rates based on cubic metre of unit sizes.
Following the completion of Phase 1 works, Keegans were appointed to project manager delivery of the Boroughwide Decent Homes Phases 1 & 2 (2010 – 2012) and then for Phases 6 (2015-2016).
As part of our service, Keegans was responsible for writing the specification and tender documents and supporting Wandsworth in the procurement of contractors. Once the tenders were returned we carried out the tender analysis and issued the tender report with recommendations. We then mobilised the contract and contract administered it to completion.
Works consisted of the replacement of kitchens, bathrooms, re-wires and partial re-wires, remedial works, asbestos surveys, some boiler replacement, smoke alarm and extract fans installation to 338 properties in the West of the Borough.
In addition to the Kitchen and Bathrooms, we carried out boiler renewals, level access showers for disabled residents as directed by the occupational therapists., various internal repairs such as installing smoke alarms, upgrading or replacing kitchen doors to comply with fire regulations.
One of the main challenges we faced during the programme was trying to arrange access to the properties. A lot of tenants work during the day and so we had to work around their requirements to ensure access to the properties.
Phase 7 & 8 are in the process of going out to tender with both valued at £4.5 million individually. Phase 7 & 8 will be 400+ properties.
