Energy Performance Certificates

There have been important changes in the law, which affects all building Owners and Landlords.

Since January 2009 it has been a legal requirement for an Energy Performance Certificate to be produced for each commercial property offered for sale or let and all public buildings in Scotland over 1000m². The Government has introduced increased targets to ensure improved energy performance of buildings to reduce carbon emissions by the year 2050.

EPCs are designed to facilitate the analysis and performance of a building in terms of energy usage and carbon dioxide emissions and to offer advice on possible improvements. Similar in nature to the energy certificates on domestic white goods, these measures allow identification of buildings which are, and more importantly are not performing well in terms of energy usage.

EPCs are required by law when a building is constructed, sold, offered for rental or lease assignment, and where modifications which result in changes to the heating/cooling and ventilation systems.

In Scotland this is also applicable to Public Buildings with an area over 1000m².
